IMPORTANT – Please read thoroughly.

The company known as MPFS, LLC. or myplaceforsale.com, (referred to here as “we”, “us”, “our site”, “company” or likewise) any of it’s personnel, and/or subsidiaries, etc will not be liable for incorrectly posted information, errors, omissions, misunderstanding of such information, and/or any conflicting information. Furthermore, the company will not be held liable for any information that may have or will cause any conflict between the buyers, sellers or any third parties.  It is the homeowner’s responsibility to have the property safe, ready to be photographed, to have all information checked for accuracy and have all potential conflicts resolved.  Information on each “My Place Page” is provided to us by the home owner.  All inaccurate information is to be presented to us by the homeowner and is to be changed as soon as possible.

Any and all saving, copying, reproducing, or use of our content, (including all scripts, text, pictures, and all other content), may not be used or reproduced anywhere else but on our site. All pictures and information (and rights to such) will remain the property of our company. All rights reserved.  Any violation of these terms will lead to termination of the advertisement and will be addressed by our law firm. All costs related to the violation will be accountable for by the client, as well as any financial costs our company may encounter as a result of the violation.

All packages are for the duration of the indicated run times and are to be paid in full at the time services are rendered. When the property is sold, the advertisement will be discontinued. The client agrees to notify us as soon as the property is sold so that the advertisement can be terminated. Services are not prorated at any time. Prices are for the amount of work involved. There are no refunds, prorated refunds or early termination discounts.

Renewal fees apply if, after the ad has been pulled, you wish to re-post.  We will repost your property for the renewal fee if the ad has been inactive on our site for 12 consecutive months or less.  Renewals for a longer period of advertising time than the originally purchased package does not constitute an upgrade to the next package. Photography is free with initial package purchased.  Additional photography is subject to additional fees and is not included free with any renewals.

Advertising fees are non-refundable.  They are charged per package and cannot be prorated.  We can not discount the rate when your property is sold before the length of the package is expired.

We’ll show you the photos and get your approval before we leave your property.  After that, retakes of any photos will require a $50 fee to offset additional expenses.  Failure to have your property ready to be photographed upon the arrival of our photographer resulting in a return trip to your property will incur an additional fee of $50 to offset expenses.

If not paying online with a credit card the fee will be collected by our photographer at the time we come to your place.  A $45 fee will be levied for any returned checks.

Additional photos may be purchased for your page at a cost of $10 per photo.

All advertising rates are subject to change without notification.

When featuring your property on our home page the feature will consist of a photograph of the front of your property with a link to your page for complete property photos and details.  The length and amount of time your property is “featured” on the home page will rotate with other “featured” properties that have also purchased the premium package.  This works much like an electronic billboard.  The amount of times your property will appear can not be guaranteed and will depend on the amount of other premium package customers.

Maps are created by Google and myplaceforsale.com is not responsible for the accuracy of each map.

Any technical problems, viewing incapability, internet connection problems, etc. are not the responsibility of our company. If your computer is incapable or not properly configured to view any part of the site the responsibility falls on the owner of the computer to acquire the necessary plug-ins, technical support, software, etc. We will not be responsible for any downtime as a result of any technical problems or other problems caused by our site hosting provider or your Internet Service Provider.

The client agrees not to continue the advertisement in order to draw further potential sales leads to other homes not advertised on our site.

Our company and its employees are not licensed realtors, licensed appraisers or realty brokers. Our service is to advertise properties for sale according to the information provided by the property owner.   We can not and will not offer advice on property pricing, financing, inspections, legalities or any other non-marketing concern with regards to the sale and/or exchange of property.

We reserve the right to refuse service as we see fit. Any and all decisions will be determined fairly by company ownership/management. Any advertisement that proves damaging or detrimental to our company will be denied.

All information acquired through our site will be directed to the client and the client will conduct the sale. No misuse of any contact information will be tolerated. Spamming or soliciting of our clients will be viewed as harassment and will be immediately reported.

Any violation of these terms can and will lead to termination of the advertisement and may result in reporting said violation to the appropriate authorities. All costs related to the terminated advertisement indicated will be accountable for by the client as well as any financial costs we may encounter as a result of the violation.

The client is responsible for keeping the yard sign in good condition and plainly visible for the duration of the advertisement.  Placement of the myplaceforsale.com yard sign must be within city regulations. Any fines or charges for not following city regulations will be the responsibility of the homeowner solely. You agree to maintain our sign within these limits. Please check with your city office for information about sign placement.

The information provided on our site is deemed “as is”. No warranty, expressed or implied, is given.
